Notice is hereby given that by virtue of a Writ of Seizure and Sale issued out of the Honorable Third Judicial District Court in the above entitled and numbered cause, and to me directed, I have seized and taken into my possession and will offer for sale at public auction, at the principal front door of the Court House in Ruston, Lincoln Parish, LA, between the hours governing judicial sales on WEDNESDAY, December 14, 2011, beginning at 10:00 A.M., the following described property situated in Lincoln Parish, LA, to wit:
DESCRIPTION OF PROPOSED TRACT NUMBER ONE FOR THE ARBOR OF RUSTON, L.L.C. That certain 6.154 acre tract or parcel of land situated in but not necessarily limited to the West 1/2 of the Northeast 1/4 of the Northwest 1/4 of Section 20, Township 18 North – Range 2 West, Land District North of Red River, Lincoln Parish, Louisiana, and being more particularly described as follows: Commencing at a 1” iron rod and 1/2” rebar found in place and accepted as the corner common to Sections 17, 18, 19, and 20 of Township 18 North – Range 2 West, and run S 89š 43’ 23” E along the North boundary of said Section 20, for a distance of 2011.49 feet to a point; thence S 00š 37’ 40” E, for a distance of 46.29 feet to the Southern right-of-way of U.S. Interstate No. 20 and the Northeast corner of the Senior Retirement Communities, Inc. tract (herein after referred to as Retirement Tract) as per deed filed in Conveyance Book 1007, Page 7 of the records of the Office of the Clerk of Court in and for Lincoln Parish, Louisiana; thence continue S 00š 37’ 40” E, along the Eastern boundary of said Retirement Tract, for a combined distance of 1782.81 feet to the Northern right-of-way of U.S. Highway No. 80; thence N 83š 16’ 18” W, along said Northern right-of-way, for a distance of 257.04 feet to a 5/8” rebar set and the POINT-OF-BEGINNING of herein described TRACT NUMBER ONE; thence continue N 83š 16’ 18” W, along said right-of-way, for a distance of 151.24 feet to a 5/8” rebar set; thence, leaving said Northern right-of-way, N 00š 37’ 40” W, parallel with the aforementioned Retirement Tract Eastern Boundary, for a distance of 200.01 feet to a 5/8” rebar set; thence N 83š 16’ 18” W, parallel with the aforementioned Northern right-of-way of Highway 80, for a distance of 150.00 feet to a 5/8” rebar set; thence N 00š 37’ 40” W, parallel with the aforementioned Retirement Tract Eastern boundary, for a distance of 532.00 feet to 5/8” rebar set; thence S 83š 16’ 18” E, parallel with the aforementioned Northern right-of-way of Highway 80, for distance of 451.24 feet to a 5/8” rebar set; thence S 00š 37’ 40” E , parallel with he aforementioned Retirement Tract Eastern boundary for a distanve of 532.00 feet to a 5/8” rebar set: thence N 83š 16’ 18” W, parallel with the aforementioned Northern right-of-way of Highway 80, for a distance of 150.00 feet to a 5/8” rebar set; thence S 00š 37’ 40” E, parallel with the aforementioned Retirement Tract Eastern boundary, for a distance of 200.01 feet to the POINT-OF-BEGINNING of herein described tract, containing 6.154 acres, more or less, and being subject to any and all encumbrances thereon and/or of record.
The above description is prepared based upon that certain plat of boundary survey for the Forsythe Group, Inc. (Riley Co. of La., Inc. – Project No. 301) , being dated 11/25/97, by Frank W. Miller, P. L. S.
Seized as the property of defendant The Arbor & Terrace Senior Center of Ruston LLC and will be sold to satisfy said writ and all cost. Terms of sale cash with benefit of appraisement. This 4th day of November, 2011.
